25 Point Air Conditioning Inspection Includes:

  1. Check the refrigerant charge including suction line pressure and liquid Line pressure
  2. Take the TD across the coil including return air temp and supply air temp
  3. Look for signs of a refrigerant leak
  4. Inspect the suction line insulation
  5. Test the capacitors
  6. Look at the contactor
  7. Test the incoming line voltage
  8. Inspect the wiring
  9. Treat the electrical parts for ants
  10. Test the relays and switches
  11. Test the pressure switches
  12. Blow out the drain line
  13. Check all motor amperages
  14. Look at the circuit breaker specs
  15. Inspect the equipment disconnect
  16. Remove leaves and debris
  17. Rinse the condenser coils
  18. Check the drain for proper fall
  19. Proper float switch operation
  20. Check the secondary drain pan
  21. Inspect the evaporator coil
  22. Look at the return air filter
  23. Calibrate the thermostat
  24. Inspect the duct system
  25. Insure there are no code violations

25 Point Gas Furnace Inspection Includes:

  1. Clean and/or check the gas burners
  2. Check and/or clean the pilot tube
  3. Check the igniter for proper resistance and function
  4. Clean the flame sensor
  5. Check the blower motor amps and speed
  6. Evaluate the temperature rise
  7. Inspect the heat exchangers
  8. Check for proper combustion
  9. Clean out and inspect the pressure switch tubing
  10. Evaluate the pressure switch operations
  11. Make sure that the flue gasses are venting properly
  12. Test all of the limit and roll out switches
  13. Inspect the gas pipe plumbing
  14. Set manifold gas pressures
  15. Check the gas input rate
  16. Light the pilot and check the thermocouple
  17. Inspect all of the wiring
  18. Set the heat anticipator on the thermostat
  19. Check the pilot safety thermocouple (electronic ignition)
  20. Make sure that there are no code violations
  21. Check the safety interlock switch
  22. Test the combustion fan motor and check amps
  23. Make sure that there is proper combustion air
  24. Inspect the duct system
  25. Perform a carbon monoxide test

25 Point Heat Pump Inspection Includes:

  1. Check the refrigerant charge
  2. Check the temperature rise across the coil
  3. Inspect the coils for cleanliness, leaks, or deficiencies
  4. Test the defrost cycle
  5. Make sure the reversing valve is working properly
  6. Test the auxiliary heat staging
  7. Check the emergency heat operation
  8. Test and inspect the thermostat operation
  9. Check the capacitors
  10. Inspect the contactor switch
  11. Test the relays, switches, and control board
  12. Perform a visual check for refrigerant leaks
  13. Analyze the air flow and make adjustments
  14. Test the fan motor amperage
  15. Check the filtration system
  16. Insure proper return air sizing
  17. Test the compressor motor amperage
  18. Tighten the electrical connections
  19. Observe the circuit breaker sizing
  20. Insure proper insulation on the refrigeration lines
  21. Test the incoming line voltage
  22. Set the proper defrost timer cycle
  23. Test the pressure switches
  24. Insure that there are no code violations
  25. Check the duct system
